Where residential epoxy floor coatings make the most sense

People think epoxy floor coatings are mainly a garage thing. They're not. Any concrete slab in your home is a candidate. Here's where we see the best results:

  • Basements. Bare concrete basements are cold, dusty, and hard to keep clean. An epoxy floor coating transforms the space into something you can actually use — gym, rec room, home office, workshop, rental suite. The floor becomes bright (epoxy reflects light), clean, and easy to maintain. It also seals the concrete against the light moisture transfer that makes basement slabs damp to the touch.
  • Laundry rooms and utility spaces. These floors take chemical exposure from detergent, bleach, and water. A coated floor cleans up with a mop instead of showing every stain.

Technical DetailMoisture: the most common reason residential epoxy floors fail

Most residential epoxy failures we assess aren't product failures or application failures. They're moisture failures. Concrete slabs in Kamloops homes, especially basements and slabs poured on grade without a vapour barrier, emit moisture vapor constantly. When that vapor pressure builds up under a coating, it pushes the coating off from below — blistering, bubbling, and delamination.

Before any product goes on a residential slab, we test moisture vapor emission rate (MVER) using calcium chloride kits per ASTM F1869. Slabs above 3 lbs per 1,000 sq ft per 24 hours need a vapor-mitigating primer system before we coat. We also look for:

  • Active water seepage through cracks or the slab face — coatings don't fix active water intrusion, and we'll tell you that before we quote
  • Efflorescence (white salt deposits on the slab surface) — a sign of historic or ongoing moisture movement through the concrete
  • Previous failed coatings with blistering or delamination — usually confirms a moisture issue

If your slab has a moisture issue, we either address it with the right primer system or we tell you the floor isn't ready for coating. We'd rather lose a job than have our work peel off your floor in two years.

Colour and finish options for residential floors

Residential epoxy floor coatings aren't one-size. We offer a range of finishes and we bring samples on-site so you choose in your actual space, not off a website:

  • Full-broadcast vinyl flake. The most popular residential finish. Flake is broadcast into the wet base coat until it rejects, creating a textured, speckled surface available in hundreds of colour blends. Hides surface imperfections, adds grip, and looks great.   • Solid colour. A clean, single-colour epoxy system with a clear polyaspartic topcoat. Works well in workshops, laundry rooms, and utility spaces where you want a practical, bright floor without the flake texture.
  • Metallic epoxy. A designer finish with 3D depth and movement created by metallic pigments in the base coat. No two metallic floors look the same. Popular in basement rec rooms, home gyms, and anywhere you want the floor to be a feature.
  • Quartz broadcast. Sand-sized coloured quartz aggregate broadcast into the base coat for a thicker, harder surface with more grip. Good for mudrooms, entryways, and areas with constant wet-foot traffic.

Technical DetailHow residential epoxy floor coatings differ from garage coatings

The core system is the same: diamond grinding, epoxy base coat, optional flake layer, polyaspartic topcoat. But residential interior applications have a few distinct differences from garage work:

  • UV exposure. Interior spaces don't get direct UV. That means a UV-stable polyaspartic topcoat is still a good spec (it stays clear and doesn't yellow even under indoor fluorescent or LED light), but we have more flexibility in topcoat selection for purely indoor applications.
  • Temperature during install. Basements and interior spaces are more temperature-stable than garages, which means fewer constraints on working conditions and cure times.
  • Surface condition. Basement slabs often have less oil contamination than garages but can have more moisture issues (below-grade location, older slab, no vapour barrier).
  • Traffic type. Interior residential floors see foot traffic, furniture, and home equipment — not vehicles. This changes the minimum thickness spec. A basement gym or laundry room doesn't need the same build as a garage that parks two cars.
  • Noise and disruption. We work in your home, not your detached garage. We use dust-shrouded grinders, vacuum during the grind, and clean the space before we leave.

What to expect during a residential epoxy floor coating install

Here's what a typical one-day residential install looks like:

    We arrive early and set up dust containment around the work area. The diamond grinder runs with a vacuum attached — most of the dust is captured at the source.

    We grind the entire slab surface, repair cracks and spalls, and vacuum thoroughly. This takes 1–3 hours depending on floor size and condition.

    We apply the epoxy base coat and, if you chose flake, broadcast it immediately into the wet coat until it won't take any more. We let it tack up, then scrape off loose flake and vacuum.
  4. 4
    We apply the polyaspartic topcoat. This goes on clear (or tinted if you chose a solid colour system) and self-levels across the surface.

    We clean up, peel tape lines, and do a walk-through with you. You're typically off the floor for 4–6 hours during the topcoat cure. Light foot traffic is safe same day. Furniture goes back after 24 hours.
